In the last few months, though, there have been flickers of, if not a new housing boom, something approaching normal. One of the main areas of growth, according to the National Association of Home Builders, is Texas.
The NAHB released this month a report of 84 markets that are seeing a boost in home buying and selling. Amazingly, Texas alone takes up a full twelve spots on the list, making it the centerpiece of the emerging housing market.
The list covers a wide range of markets, from smaller towns to huge cities, and Texas reflects this diversity. All of the major Texas cities- Dallas, Houston, San Antonio and Austin- are represented making them the only state to have all its population centers on the list. But it isn’t just that corridor that is showing growth. Cities from Odessa and Midland on the western end to Texarkana hard against the Arkansas border make the cut.
Rounding out the list are the smaller- though still sizable- cities of Laredo, Brownsville, McAllen, San Angelo and Victoria. The biggest success stories have been the neighboring towns of Odessa and Midland, which have seen rebounds of 22.7% and 16.1%, respectively, from their low points. Only Columbus, IN touches those kinds of numbers.
This market means there are going to be a lot more buyers and sellers, and with that, an improved market for home renovations. Sellers want to spruce their place up to increase the resell value, getting the maximum amount of value without spending more than they will get back.
Buyers are in the opposite place. A home-buyer is going to want to put their stamp on a house, to make it a home: their home. Both groups, though, will be focusing on similar areas.
ELECTRIC
A qualified electrical contractor can make an enormous difference in the value of your house. The last thing you want is potential buyer walking around in dark rooms, or you having to respond with “no one knows” when they ask you what a particular switch does. A well-wired and functioning electrical system will earn you money on the walk-through. For buyers, an electrician can give you the lighting and connectivity you need!
SIDING
Siding is something about which it is easy to forget. But sloppy, dilapidated or outdated siding will be the first thing a prospective buyer notices. A good siding contractor can be the difference between selling your house and having a potential buyer drive right on by. The right siding is especially important given the harsh weather in Texas (though it is important in cold climates as well).
ROOFING
There are few things worse (when selling your house) then walking a potential buyer through the living room only to be interrupted by a steady drip-drip-drip born of a leaking roof. Luckily, in Texas, there are many certified roofing contractors to plug any holes. Roofs aren’t just functional, of course- the hat of the house is aesthetically important for buyer and seller alike.
Of course, there are a lot of specialty projects you may wish to do, from cabinetry to major additions, including a kitchen remodel. But whether you are in Houston, Dallas, Laredo or Odessa, one thing remains constant- the need for a good contractor. Whatever the project, make sure that you have a reliable and affordable contractor.
